Jacksonville, FL - Morning Oil Coffee, founded by owner Phil Rogacki, is preparing to open at 700 East Union Street, Unit 151, Jacksonville, FL 32206, inside The Workhouse, a historic 1912 former grocery depot being redeveloped into a mixed-use community hub.

Rogacki shared the details of the upcoming opening with Business Debut, noting that the company is planning a soft opening on January 1, followed by a grand opening on February 1.

What to Expect

Morning Oil Coffee introduces a new concept called a coffee yard, created specifically for tradespeople and the working community. Instead of modern blended or sugary drinks, the focus is on foundational coffee. Including traditional lattes, cappuccinos, drip coffee, and espresso made from directly sourced Guatemalan beans.

Guests can expect hearty breakfast items, substantial lunch offerings, and pre-ordered sack lunches ready for pickup on the way to job sites. Every Monday from 5 a.m. to 9 a.m., Morning Oil Coffee will serve free coffee for crews holding their morning safety meetings.

As the brand grows, the team plans to add limited evening hours featuring beer and wine, contractor meetups, and storytelling nights. A concept inspired by owner Phil Rogacki’s podcast, Two Tree Guys.

Morning Oil Coffee sources its beans directly from Guatemala, including coffee from the farm awarded #1 Coffee Farm in Guatemala in 2023. The menu emphasizes simplicity, quality, and fueling physically demanding workdays with dependable breakfast and lunch options.

Under its parent brand, Jobsite Energy, the company also plans to expand into energy drinks and water products tailored to the trades industry.

Community & Background

Owner Phil Rogacki founded Morning Oil Coffee in response to the looming shortage of skilled tradespeople nationwide. With a significant portion of the workforce nearing retirement and fewer young people entering trades, the company aims to help close that gap through The New Boots Project, a nonprofit that provides new boots to individuals entering trade apprenticeships.

Rogacki traveled to Guatemala to learn directly from coffee farmers, stay with their families, and understand the process behind their award-winning beans. The concept is built around pride in the trades, community, and supporting people who keep critical infrastructure running.

Morning Oil Coffee is also collaborating with local organizations involved in workforce development, including the Jacksonville Sheriff’s Office, state judges, re-entry programs, and the Baselli Foundation, led by Tony Boselli.

Ownership

Morning Oil Coffee is owned by Phil Rogacki, with operations supported by partner Dennis Dumas, a former electrician and global fitness-industry professional who previously helped build more than 400 gyms across four continents.

After overcoming incarceration earlier in life, Dumas transitioned into fitness and later partnered with Rogacki, traveling with him to Guatemala to source beans and helping develop the company’s mission to support and revitalize the trades community.

  • Monday–Friday: 5 a.m. – 3 p.m.
  • Saturday–Sunday: 7 a.m. – 1 p.m.
  • Evening hours will be added following the initial launch.

Space Details

Located inside The Workhouse, the shop includes 24 indoor seats, a 25-seat outdoor patio, and an additional quieter indoor area with seating for 25. The rooftop level can host 200–300 guests, offering views of the Jacksonville skyline and nearby stadium.

The property provides ample parking suitable for work trucks, trailers, and large crews.
