Charley’s Steak House — Tampa
Address: 1965 N Westshore Blvd, Tampa, FL 33607
Status: Targeting first quarter 2027 opening following relocation from its longtime Westshore site.
What to expect: Roughly 15,000 square feet with seating for about 400 guests; expanded private dining rooms; covered arrival area; landscaped, oasis-style setting; larger version of the sought-after bar area.
Menu highlights: Signature wood-fired steaks cooked over open pits, fresh seafood, house salads, and in-house baked bread with a focus on timeless consistency.
Hours: Expected to match the current Tampa location.
Who’s behind it: Talk of the Town Restaurants hospitality group led by Clark Woodsby.
Better Blend — Brandon
Address: 955 East Brandon Blvd., Brandon, FL 33511
Status: Targeting June opening, with early July as the latest projected timeline.
What to expect: Quick-service smoothie and bowl shop with limited seating; also serves as a hub for mobile “Blendmobile” smoothie bowl trucks operating across Tampa Bay.
Menu highlights: Smoothies, smoothie bowls, and protein oat bowls with indulgent-style flavors like brownie batter and peanut butter pie designed to be high-protein and lower in sugar.
Hours: Planned daily 8 a.m.–8 p.m. (subject to change).
Who’s behind it: Founder Isaac Hamlin with franchisees Mike and Hillary Faustini.
Don Jose’s Mexican Grill — Seffner
Address: 2006 South Parsons Ave., Seffner, FL 33584
Status: Soft opening soon.
What to expect: Full-service Mexican grill with an optional cafeteria-style lunch hot table; remodeled space designed to feel welcoming for families and regulars.
Menu highlights: Mexican and American breakfast plates, Tex-Mex favorites, weekend fresh tortillas and street tacos, plus tableside guacamole service.
Hours: Planned daily 6 a.m.–9 p.m. with breakfast service into late morning.
Who’s behind it: Owned by Erika Moreno with Jose Monasterio as general manager.
Smokin Oak Wood Fired Pizza & Taproom — Lithia
Address: 5607 Circa Fishhawk Blvd, Lithia, FL 33547
Status: Targeting late May to early June opening.
What to expect: 2,400-square-foot restaurant with about 123 seats; indoor and patio dining; counter ordering; interactive self-pour tap wall experience.
Menu highlights: Fresh, never-frozen wood-fired pizzas, build-your-own options including cauliflower crust, salads, breadsticks, and desserts.
Hours: Planned daily 11 a.m.–9 p.m.
Who’s behind it: Franchisees Lauren and Korey Hoger with a family-run approach and youth sports community focus.
